Introduction
Our guest house is set just outside the centre of town and offers 10 guest rooms.
Whilst we aim to meet the needs of all our guests there are some features which might make access difficult for people with limited mobility.
Access to the house is via steps and the house is set on several different levels so there are steps between rooms. Because of the many levels the rooms are not suitable for wheelchair users.
Pre-
We are located south of the town centre. The house has a private forecourt for on site parking Covered by a security camera.
The nearest shops are within walking distance. The Town Centre is only a 5 minute walk away.
The bus stop servicing the 1/1A, 3/4, 7/7A and 536 Northbound (into town) is across the road, directly opposite the guest house. The 6 & 36 Northbound are serviced by another bus stop 20 metres further North.
The 1/1A Southbound (out of town) bus stop is 50 metres to the left of us, outside “Ye Olde Durhams” club. All other southbound busses have a stop 40 metres to the right of the guest house

The nearest railway station is Hartlepool which is just over a mile away. Taxis are usually available at the station, but we can book one for you in advance if required.
There are several local taxi companies; we can make provide a selection of telephone numbers or make bookings in advance for you.
We are able to accommodate animals with prior arrangement.

Arrival and Car Parking
Please advise us of your anticipated arrival time so that we can be sure we are
here to welcome you
To ensure your accommodation is ready we ask that guests do not normally arrive
before 2pm. Earlier arrival may, however, be possible by arrangement.
Parking is at the front of the guest house, and secure parking is at the rear. If
there are no spaces available at the front of the guest house, please feel free to
use the secured car park.
We offer assistance with luggage
Main Entrance
There are two steps of 5 inches each up to the front door.
The front door is locked with a coded entry panel, so please ring the bell on your arrival.
Please be patient as we sometimes have to come down from the top floor.
Guest Accommodation – Public Areas
The guest house is situated over several floors and there is no lift available.
The house has always operated a strict No Smoking policy for the benefit of our guests.
Any guest smoking within the premises will be charged a fee of £50.00 for cleaning.
Seats are available at the front of the house for the benefit of guests and has facilities for disposal of cigarettes.
The entrance hallway gives access to the Guest Lounge and Dining Room.
From the hallway there are 13 steps up of 8 inches each (with a handrail on one side) to the first Bathroom.
There is a further 6 steps of 8 inches each up to the first landing with rooms 1, 2, 3, 6, 7 and 8
From the first landing, there are a further 15 steps of 8 inches each to 4, 5, and the Shower Room.
From the first landing, there are a further 15 steps of 8 inches each to 9, 10 and the Bathroom
The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.
Guest Lounge and Dining Room
Guests are welcome to use the lounge at any time.
The lounge has one leather sofa and two leather chairs. This room has a television and computer.
The lounge has a carpetted floor and is centrally heated.
Two bookcases contain a selection of books. If a guest has not finished a book by the time of their departure, they are welcome to take the book away with them.
Breakfast is served in the dining room from 7:15 am until 8.30 am Tuesday to Friday and from 8.30 am until 10:00 am Saturday Sunday. A varied menu is available. (See section on Food).
There is No cooked breakfast on a Monday
The dining room has a carpetted floor with 3 tables capable of seating up to 10people.
We are NOT licensed for the sale of alcohol but you may consume their own wine or beer in the Guest Lounge or bedrooms.
Food
We do not routinely offer evening meals, although arrangements can be made on request and in advance.
We are happy for guests to order in ‘take away’ food which can be eaten in either the dining room or guest lounge. Cutlery and plates will be provided on request.

A selection of cereals and fruit
A ‘full English’ consisting of sausage, bacon, egg (fried, poached or scrambled), Beans, mushrooms and tomatoes .
Toast
Sandwiches – sausage, bacon egg, sausage and egg, bacon and egg and any other variations on a cooked breakfast
Fried, Scrambled, Boiled eggs with toast
Any version of eggs/beans/mushrooms/tomatoes on toast
Bedrooms
There are no bedrooms on the ground floor. All bedrooms are situated on the 1st and 2nd floors.
There are no en suite facilities.
There is a TV (Freeview) and DVD player in every room. Wi Fi Internet is free.
Tea and coffee making facilities Hair Dryer are provided in every room.
Irons and ironing boards are on the first landing by room 3
Our beds are normally made with synthetic duvets. All pillows are synthetic.
There is a wardrobe, chest of drawers, bedside cabinet and dressing chair in each room.
All bedrooms are reasonably spacious and have 10 foot ceiling height.
There is a laminated sheet in each bedroom which contains further information about the guest house.
Additional Information
There are two fire extinguishers in the entrance hall and on every landing.
In the event of a fire the fire alarm will sound. Please advise us if you have a hearing impairment as some rooms have flashing beacons.
Fire alarm testing usually takes place on Wednesdays at 5pm.
The building can be evacuated via two doors at the front and one door at the back via the Kitchen.
We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival.
We are happy to refrigerate any medication. We can also keep any perishables (such as clotted cream!) in our fridge for a limited period.
Mobile phone reception is usually very good.
